Can foreign buyers obtain a mortgage in Spain, and on what terms?

Yes. Non-resident foreigners can obtain a mortgage from a Spanish bank — typically up to 60–70% of either the purchase price or the official appraisal (banks always use the lower of the two values). Banks assess three main criteria. Income — typically 2–3 years of tax returns plus current income certification; salaried employment is treated more favourably than self-employment, though stable self-employment with consistent history also qualifies. Age — the mortgage term must end before age 75. Down payment — banks finance up to 60–70% of the lower of two values (purchase price vs. official appraisal, tasación), so the buyer must cover the remaining 30–40% plus all transaction costs (~12.5% of purchase price).

Interest rates in early 2026: fixed (fijo) around 3.0–3.5% depending on profile and term; variable (variable) Euribor + 0.8–1.5%. Terms for foreign clients can be slightly less favourable — banks add a premium for currency and information risk, which a strong income profile and above-minimum deposit can partly offset. If a foreign buyer has been a Spanish tax resident for at least 1–2 years, they can apply for a mortgage on the same terms as local clients — and finance even 80%+ of the purchase price.

Mortgage costs beyond interest: origination fee (0–1%), property appraisal (€300–700), AJD on mortgage deed registration (paid by the bank since 2019 — so not a buyer cost), mandatory property insurance (€300–600/year), optional life insurance.

Timeline: pre-approval (conditional approval based on initial documents) 2–3 weeks; tasación and final decision another 4–6 weeks. In practice, when planning a mortgage-financed purchase, allow at least 60–75 days for the notary deadline in the contrato de arras.
